FOR PROPERTIES AFFECTED BY FLOODWATERS
FROM TROPICAL STORM SANDY

The City of Brigantine has waived all construction permit fees for repairs as a result of Tropical Storm Sandy until March 31, 2013.

Immediately remove all drywall, wall coverings, fiberglass insulation, etc. to a level of approximately 2 to 3 feet above the high water mark. Remove all carpeting and any fiberglass insulation from floor joist cavities that were submerged. It is very important to promote drying as soon as possible to prevent mold and further damage.

If your electric panel was underwater:
Pull the meter
Clean and dry all breakers and bus bar
Reinstall breakers necessary for temporary occupancy and restoration
Within 90 days, all breakers and bus bar must be replaced. In lieu of replacement, the bus bar may be certified by a licensed electrical contractor

If your electric wiring was underwater:
If undamaged, no replacement is necessary

If other electrical equipment and outlets (receptacles, lighting, switches, alarms, etc.) were underwater:

Within 90 days, all other equipment and outlets must be replaced

It is recommended that once dry, all submerged wood framing members be treated with a wood preservative (Cuprinol, etc.) to help prevent future deterioration. Prior to re-drywalling, exterior walls should be reinsulated with R-13 insulation and floors with R-19 insulation.

It is recommended that crawlspace vapor barriers be replaced and crawlspaces be evaluated for mold or mildew by an experienced contractor.

Permits

Examples of storm related work that requires a construction permit:

Any repair or alteration to a structural member such as a footing, foundation, column, beam or framing member and replacement of subflooring.
The replacement of drywall or interior finishes greater than 25% of the room or area.
The replacement of roofing and siding greater than 25% of the building surface.
The replacement of a boiler, warm air furnace, air conditioning units, air condition condensing units and electric baseboard units.
The replacement of existing wiring or service equipment (panels, meter boxes and disconnects).

Examples of storm related work that does not require a construction permit:
The replacement of any door or window that does not change the size of the opening (including garage doors).
The repair or replacement of roofing and siding less than 25% of the building surface.
The replacement of any roll or batt insulation.
The replacement of any receptacle, switch or lighting fixture rated at 20 amps or less and operating at less than 150 volts to ground with like or similar item.
The repair and replacement of ductwork.
The replacement of floor coverings, tile, hardwood and carpet.

All contractors must be licensed by the New Jersey Division of Consumer Affairs. Contact the Division at www.njconsumeraffairs.gov or call at (973) 504-6200 or (800) 242-5846 to verify license status. All work greater than $500. requires a written contract.
